Property Care
Staffordshire Property Care is the internal contractor which undertakes the maintenance of the Group's housing stock. In addition, they undertake works on behalf of external clients such as other Registered Social Landlords and charitable organisations.
The Maintenance and Improvements Manager, Quantity Surveyors and Repairs Supervisors manage a workforce of around 50 trades operatives and Sub-Contractors based at the main office and stores depot in Penkridge, and a second depot in Wombourne.
The trades covered include Bricklayers, Carpenters, Plumbers and Painters but all operatives are encouraged to develop their skills and experience in other trades.
Responsive Repairs Service
Tenants are offered appointments for all internal Responsive Repairs by customer service staff when they first call. These appointment orders are passed to the relevant depot to be issued to operatives by the Repairs staff. Tenants are also offered inspections for any non-responsive queries.
All works orders are issued to operatives via their individual handheld PDAs which are used by the operative to record all work carried out on each order and to gather tenant satisfaction information.
Staffordshire Property Care has a partnership agreement with Wolseley UK to operate a materials management service. Wolseley manage the materials stores at both depots providing materials to our operatives.
Emergency Repairs
The Association provides an out of hours emergency service which is operated by a Technical Officer, who will arrange for emergency repairs.
Communal Areas Maintenance
The Communal Areas Team (CAT team) are a dedicated workforce, of one manager and four operatives, who look after communal areas and stairwells in our blocks of flats, including decoration and rubbish removal. They also maintain parking areas and garage sites and undertake condition surveys so that long term maintenance can be planned.
